DO I NEED PLANNING PERMISSION FOR A GARDEN ROOM?

THE GOOD NEWS
The great news is that most of the time you will not need planning permission to build your garden room. They are viewed as outbuildings, which are classified as “Permitted Development”. This means that they don’t need planning permission if they follow the guidelines, which we cover below.

MOST GARDEN BUILDINGS UNDER 2.5M HIGH DO NOT NEED PLANNING PERMISSION
To be considered “permitted development”, and not require planning permission, the garden room needs to be:
- Placed less than 2m from the boundary of the property
- The maximum overall height should not exceed 2.5m from ground level
- Has an internal floor area of less than 30m
If you meet these criteria then garden buildings are generally exempt from planning and building regulations. With our bespoke garden room designs we can help you get the most out of the space you have for your dream room.
If you plan on using your garden building as regular sleeping accommodation however you will need planning permission. This is because any sleep accommodation is required to meet building regulations.
WHEN WOULD I NEED PLANNING?
You would also need planning if your garden building stands in front of your house fronting the highway, if it takes up more than half the land around the original house, or if it’s built on the property of a listed building or conservation area.
